Buyers on the platform submit their criteria — area, type, budget, bedrooms. When a new listing is accepted that matches a buyer's saved criteria, the system sends them an automatic notification.

Note: Buyer details are never shared with agencies. The decision to contact is always the buyer's.

Every property on the platform is identified by its referencia catastral — a unique legal identifier assigned to every property in Spain. The system is configured to accept each referencia catastral only once. When your listing is accepted, that reference is locked to your agency. If another agency submits the same property afterwards, the system blocks it automatically — before it even enters the review queue.
The rule is simple: first to submit, first to list. Permanently.
Note: Add your exclusive and direct mandate properties to your XML feed promptly. The moment you share them with us, the spot is locked to your agency. Waiting costs you the listing.

Common questions from agencies
We require every agency that works with us, to send us an XML feed with properties that have a referencia catastral attached to them. When a property has no reference attached to it, it will not be imported by the system.
Usually this is not something that happens in the XML, but directly on the property, inside of your CRM system. If you don't know how to add a referencia catastral to a property in your system, we suggest you contact your provider with this question.
It's not an obligation to join, but you need it for the system to import your properties. If you can't, or are not willing to do this — there is no point for you in requesting to join CBPH because your properties will never be listed anyway.
The first-publish rule applies. If another agency shared the same property before you — identified by the referencia catastral — your submission is blocked. The rule is fixed and applies equally to every agency on the platform.
The platform operates a deliberate cap on agency numbers per town. Once an area reaches its limit, a waitlist opens. Agencies that join earlier secure their directory position permanently.
We check your RAICV number against the official Valencian Community register to confirm it is valid and current. We review your Google Business Profile and third-party reviews. We also assess your existing listings for content quality. The process typically takes 24 to 48 hours.
If an agency is on Costa Blanca Property Hub, it has passed the checks. If it has not, it is not here.
A listing needs a minimum of five good-quality photographs, a property description that goes beyond a list of features, and a referencia catastral number. Listings that arrive below standard are flagged with specific notes rather than rejected outright.
